These Terms & Conditions (“Terms”) govern your use of the Fairway Shores website and any bookings/reservations you make. By accessing the site, booking, or staying with us, you agree to be bound by these Terms. 

Definitions

• “We / Us / Our” refers to Fairway Shores. 

• “You / Guest / User” refers to any person accessing the website, making a reservation, or staying with us. 

• “Property / Condo / Accommodation” refers to Fairway Shores at Edisto Beach. 

• “Booking / Reservation” refers to any request/confirmation made for accommodation through our site or via approved agents. 

Bookings and Payments

• All bookings are subject to availability. 

• A valid payment method is required to secure a reservation. Payment may be full upfront or partial (deposit) plus balance due before or on arrival date. The exact terms will be provided at booking. 

• Prices are as quoted at the time of booking and are subject to change until your reservation is confirmed. 

• Additional fees (cleaning, taxes, service charges) are included or clearly disclosed at time of booking; any extra charges incurred during stay (damages, extra cleaning) will be charged to you. 

Cancellation and Refunds

• Cancellation policies are specified at time of reservation (you’ll be informed of deadlines and potential fees). Please read carefully. 

• Refunds, when applicable, will be processed within a reasonable time frame, via the original payment method, minus any applicable fees. 

• In case of late cancellation, no-show, or early departure, you may be liable for full or partial charges per your booking terms. 

Check-in / Check-out

• Check-in and check-out times will be specified at booking. Early check-in or late check-out may be available upon request, sometimes subject to additional fees. 

• You agree to leave the property in good condition, following any checkout procedures provided (e.g. trash disposal, locking doors, returning keys). 

Guest Responsibilities

• Guests must treat the property and its contents with care. Any damage or loss caused during stay will be charged. 

• No illegal activities are permitted. 

• Please respect the quiet hours and house rules (if provided). Neighbors and other guests deserve respect. 

• Pets: Friendly pets are allowed.

Limitation of Liability

• To the maximum extent permitted by law, Fairway Shores is not responsible for any indirect, incidental, special, or consequential damages resulting from your use of the website, booking, or stay. 

• We make reasonable efforts to ensure accuracy of property descriptions, photos, rates, amenities, but do not guarantee they are error-free. If errors are found, we may correct them. 

Privacy and Data

• Our Privacy Policy forms part of these Terms. By using our website or booking, you accept how we collect, use, and store your personal data as described there. 

Intellectual Property

• All content on fairwayshores.com (text, images, logos, designs) is owned by or licensed to Fairway Shores. You may not reproduce, distribute, or use these materials for commercial purposes without express permission. 

Governing Law and Dispute Resolution

• These Terms are governed by the laws of USA. 

• Any disputes arising will be resolved first through good faith negotiations. If unresolved, the dispute may be submitted to court jurisdiction.

Amendments

• We may modify these Terms at any time. Changes will be effective upon posting on this site. Your continued use after changes indicates acceptance. 

Additional Provisions

• Force Majeure: We are not liable for failure to perform our obligations due to causes beyond our control (natural disasters, governmental actions, etc.). 

• Severability: If any provision of these Terms is found invalid or unenforceable, the remainder will continue in full force. 

• Entire Agreement: These Terms, together with the Privacy Policy and any booking confirmation, constitute the entire agreement between you and us regarding your stay.
